Qualifications / Skillset:
– Bachelor’s degree in Accounting, Finance, or a related field. CPA designation is preferred
– Minimum of 3-5 years of experience in property management accounting or real estate
accounting, preferably in real estate private equity, REIT or other real estate investment
companies
– Strong knowledge of IFRS
– Knowledge of Canadian tax regulations, GST and property tax assessments is an asset.
– Proficiency in accounting software and financial management systems (e.g., Yardi, Timberline,
etc.)
– Excellent analytical skills and the ability to interpret financial data accurately
– Strong attention to detail and ability to work with large volumes of data
– Effective communication skills to collaborate with internal teams, property managers, and
external stakeholders
– Ability to prioritize tasks, work independently, and meet deadlines in a fast-paced environment
– Team player with superior multi-tasking capability who an work independently towards
calendar deadlines and is not afraid to look for solutions
1. Accounting, Financial Reporting and Analysis, Auditing:
Handle journal entries, accruals, and account reconciliations
Prepare monthly, quarterly, and annual financial statements for asset-owning entities under management
Conduct financial analysis and performance evaluations of properties, including profitability, occupancy rates, lease renewals, and return on investment; Provide recommendations to optimize property financial performance
Coordinate with auditors or chartered accountants on annual audits or financial statements compilation
2. Accounts Payable and Receivable:
Oversee the accounts payable and receivable functions for properties, ensuring timely and accurate processing of invoices, rent payments, and vendor payments
Conduct periodic reconciliations and resolve any discrepancies in conjunction with the third party property managers
3. Budgeting and Forecasting:
Collaborate with property managers and stakeholders to develop annual operating budgets and cash flow forecasts
Monitor budget performance and provide insightful analysis on variances
4.Lease Administration:
Review lease agreements, ensure proper recording of lease transactions, and calculate rent escalations and common area maintenance charges
Work closely with property managers to ensure accurate billing and collection of tenant receivables
5.Tax Compliance:
Ensure compliance with tax law and regulations, including filing and payments for GST, Property Tax, Corporation Income Tax, etc.
6.Corporate Secretarial Matters:
Work closely with internal company secretary and external lawyers to coordinate the preparation of statutory records and filings
